Real Estate Virtual Staging Editor (AI + Photoshop) — Ongoing, Per-Image, 24–48h Turnaround
Overview
We run a virtual home-staging studio and need reliable editors to convert agent photos into realistic, MLS-ready “After (Virtually Staged)” images. You’ll use AI staging tools + light Photoshop/GIMP for polish. Ongoing work; typical orders are 6–12 images per listing.
What you’ll do
Declutter / Occupied→Vacant (AI or manual removal as needed)
Stage rooms (Modern, Scandinavian, Farmhouse, Transitional, Minimal, Coastal)
Produce 2 variants per room when requested; select the best final
Light retouch: edges/masking, shadows, reflections, window glare, color balance
Export MLS-ready deliverables and simple before/after collages
Tools (you can use your own)
AI staging: Collov / ApplyDesign / VirtualStagingAI / REimagineHome (or equivalent)
Edits: Photoshop (or GIMP)
We provide style presets and a QA checklist
Deliverables & Specs
Final JPGs per image: sRGB, 3000px+ long edge, <5MB, clearly labeled “After (Virtually Staged)”
Matching Before image kept intact (no misrepresentation)
Filenames: Address_Room_BEFORE.jpg and Address_Room_AFTER_v1.jpg
Turnaround: Standard 24–48h; occasional rush (12–24h)
Compliance (must follow)
Always label staged images: “After (Virtually Staged)”
Do not alter property size/structure or hide damage/defects
Keep lighting, scale, and perspective natural and believable
Quality Checklist (we score every set)
Correct scale/perspective (no tiny sofas / floating furniture)
Believable shadows/reflections; consistent window light
Style matches the brief (palette, materials, layout)
Clean edges/masking; no halos or jagged lines
File specs correct; labels present
Pricing (Per-Image)
Please bid with per-image rates (not hourly). Typical ranges we pay:
Simple vacant rooms: $3–$6 / image
Complex rooms (cluttered, odd angles, kitchens/baths): $6–$12 / image
Add-ons (when requested): Day-to-Dusk +$1–$3; Item Removal +$1–$4; Rush +$1–$3
We batch work in milestones (e.g., 10 images per milestone). Long-term engagement for consistent top quality.
Paid Test (required for shortlist)
We’ll send 2 photos:
Vacant living room → Stage Modern (deliver 2 variants; pick the best)
Cluttered bedroom → Declutter → Stage Scandinavian (2 variants; pick the best)
Specs: JPG, sRGB, 3000px+, <5MB; label “After (Virtually Staged)”
Paid test budget: $8–$15 for the pair (fixed)
What to include in your bid
2–4 before/after examples (real estate only; show the before too)

Your typical turnaround and time-zone
Which AI tools + editor you use (Collov / ApplyDesign / etc.)
Confirmation you follow MLS/truth-in-advertising rules and will label outputs
