Website Redesign: Real Estate Platform (Phase 1 — with future phases)
Project Overview
We're replacing our legacy real estate website with a modern, fast property platform inspired by global and regional top competitor websites — built for international buyers, investors, and rental-program clients in Thailand.
We have a detailed internal brief (19 sections) covering the full long-term vision. This posting is for Phase 1 — a scoped, buildable first release. Strong freelancers who deliver Phase 1 well will be considered for subsequent phases (AI features, multilingual layer, owner portal, listing syndication).
Phase 1 Scope
• Information architecture & design system — clean, editorial visual style (think high-end hospitality, not a cluttered listings portal); credible against top global (listed company) sites and International Realty regional sites
• Core property search — map + list toggle, persistent filter bar (price, bedrooms, area, status: ready/off-plan), map-first search with drawable radius
• Property detail pages — hero gallery → key facts → summary → floor plans → location → financials → similar listings → sticky enquiry form
• Site sections: Home, Buy, Developments (project pages with masterplan/timeline/availability), Areas Guide, About/Trust, Resources/Blog, Contact
• Headless CMS (e.g., Sanity or Contentful) so our marketing team can publish without developer support
• Basic technical SEO foundation — clean URLs, sitemap, fast Core Web Vitals, schema.org real estate markup
• Mobile-first — 70-80% of our traffic is mobile
Technical Requirements
• API-first architecture (future phases will add an owner portal and CRM sharing the same property database)
• Fast page loads / strong Core Web Vitals
• Structured data / schema.org markup for real estate
What We'll Provide
• Full 19-section brief (available on request/under NDA) covering the long-term product vision
• Existing property listing content and photography
• Brand direction and visual references
Deliverables
• Fully responsive, production-ready website (headless CMS + frontend)
• Documentation for content editors (non-technical marketing team)
• Clean handoff for future phases (AI search, multilingual layer, owner portal, listing syndication)
Ideal Freelancer / Team
• Full-stack developer(s) experienced with headless CMS (Sanity/Contentful) and modern frontend frameworks
• Portfolio including real estate, marketplace, or listings-heavy sites preferred
• Comfortable working from a written brief and design references, async, with a client based in Thailand
Timeline
• Timeline: 6 weeks
• Please quote based on milestones (e.g., IA/design sign-off → core search build → property page build → CMS integration → QA/launch)
IP & Ownership Terms
• Full source code, design files, and CMS configuration transfer to us on payment — no licensing arrangement
• Deliverables must use a standard, well-documented stack (no proprietary or obscure tooling) so future work can be picked up by another developer or team if needed
• No exclusivity clause — we're free to engage a different freelancer/agency for future phases
Future Phases (for planning purposes — non-binding)
This project has 4 additional planned phases beyond Phase 1:
• Phase 2 — AI chat concierge, AI search, multilingual layer, video/brochure system, live exchange rates
• Phase 3 — Rental program owner portal, ROI calculator, lead scoring/CRM automation
• Phase 4 — Client listing submission portal, e-signature workflow, listing syndication, AI-SEO monitoring
• Phase 5 — Instant valuation tool, live owner performance dashboard, visa/relocation content hub, referral program
Alongside your Phase 1 quote, please also provide a rough, non-binding indicative range for Phases 2–5, so we can plan overall budget. We understand this won't be a firm price and will be re-scoped closer to each phase.
