I need help setting up Quickbooks to manage two HOA's

Two separate HOA's. One with 4 units (very Small) one with 20 units. Typical billing for monthly dues, online receipt of due and for paymentspayments for P&L's, pay bills for grass and snow, insurance, irrigation, etc. Would just like the businesses set up properly then I can Manage. Bank Accounts are in place, no payroll or tax filing
