accounting set up

planning to set up accounting for an estate agency with client accounting on surf accounts or quickbooks or xero
I run short term letting property. I have to track all the income deduct costs and pay owners
I do lots of refurbishment running teams of builders so i need to also set up a system to track their hours perhaps tradify but open to suggestions

Ithe teams of builders buy lots of stuff currently through revolut but it is hard to have it top up enough to deal with it
I am ideally looking for a system that tracks builders time
And makes invoices which i can bill out to clients. I deduct the invoice from a budget recived or rent recived
I also have to do vat
Current i do invoice manually tracking how much time was spent on a place and typing in all the costs like heating and fixing things
I have income coming in from airbnb stripe and budgets
I have costs coming out of my bank accounts like elec and purchases
i have wages to pay and times spent by staff to get reimbursed
I have expenses spent by staff on petrol parking and materials
I have to strip out the vat and add it back in via my invoices to calculate the 2 monthly vat

Currently this is all manual accounting but i would like a much easier way
I am looking for a person to set me up on systems like surf books and set them up so the processes work and owners get paid on time

Your job would be to set it up and help along the way
