Retail Pharmacy Valuation Needed

I’m preparing to sell a stand-alone retail pharmacy building 2600 sq feet and need a formal, defensible valuation that I can share with prospective buyers and their lenders. The store has been fitted out with high-end lighting, custom cabinetry and premium fixtures, so the appraisal must capture the added value of these materials as well as the usual metrics—location, foot traffic and income potential.

Please provide a written valuation report that cites the standard approaches (income, sales comparison and cost) and clearly explains the adjustments you make for the upgraded finishes. I’ll supply rent rolls, operating statements and recent renovation invoices upon award. Ideally you are a certified commercial appraiser—or can demonstrate equivalent experience with retail properties—and can deliver the completed report in PDF within two weeks.
