I'm seeking a competent Property Manager for my residential properties.

Primary Responsibilities:
- Tenant Management: Handle tenant inquiries, ensure tenant satisfaction, and deal with lease agreements.
- Maintenance and Repairs: Oversee regular maintenance, respond to repair requests, and ensure the property is in top shape.
- Rent Collection: Ensure timely rent collection and manage any delinquencies.
- Admin Work: Handle all necessary paperwork and documentation.
- Account Work: Keep track of the property's finances and budget.
- Eviction Management: Handle the eviction process in accordance with legal guidelines.
- Legal Compliance: Ensure the property complies with all local, state, and federal housing laws.
- Vendor Coordination: Manage relationships and contracts with service providers and suppliers.
- Marketing Vacancies: Advertise available units and conduct property viewings.
- Emergency Response: Be available to handle emergency issues on a 24/7 basis.
- Move-In/Move-Out: Oversee the move-in and move-out procedures, including inspections and deposits.
- Community Relations: Foster positive relationships within the residential community.
- Utility Management: Oversee the management of utility services and bills for the property.

Ideal Candidate:
- Extensive experience in tenant management and a background in maintenance and repairs.
- Strong organizational skills for admin and account work.
- Excellent communication skills for tenant interactions.

The property manager is expected to work full-time hours each week. The manager will oversee apartment properties. The ideal candidate should have 3-5 years of experience in property management.
