We are a fast-growing UK property development company primarily focused on flipping properties—buying, refurbishing, and selling. We also own and manage two buy-to-let properties. As we continue to scale, we are seeking an experienced Finance Manager to transform financial data into valuable insights and ensure sound financial decision-making.
This role is low volume, high value—focusing on critical financial reporting and oversight rather than day-to-day transactional tasks, which are handled by our part-time bookkeeper and finance assistant (we use Xero). Your work will be highly impactful, shaping financial strategy and optimising profitability.
KEY RESPONSIBILITIES:
FINANCIAL REPORTING AND STRATEGIC INSIGHTS
Convert raw financial data into actionable insights for business decisions.
Prepare profitability reports, cash flow forecasts, and financial dashboards.
Provide structured financial reporting on project performance, ensuring accurate tracking of costs, margins, and return on investment.
BUDGETING, FORECASTING & ANALYSIS
Develop and maintain financial models to assess business performance and future cash flow needs.
Analyse project costs and margins to identify areas for improvement.
Assist in financial planning to optimise capital allocation and funding strategies.
CASH FLOW & FINANCIAL OVERSIGHT
Manage lump sums of monies in and out for property purchases, sales, and progressive project spending.
Oversee investor repayments and interest schedules, ensuring accuracy and transparency.
Produce detailed interest statements for investors.
Track potential sale receipts and align financial plans accordingly.
Assist in liaising with lenders, ensuring compliance with borrowing terms.
MONTHLY STRATEGIC FINANCE MEETING
Host a monthly Zoom meeting (2 hours) to discuss:
Project spending
Investor payments
Potential sale receipts
Enable strategic decision-making by ensuring financial clarity and foresight.
Review data from the previous month and plan effectively for the month ahead.
COMPLIANCE & RISK MANAGEMENT
Ensure all financial reports align with UK accounting standards.
Oversee completion statements and ensure accurate financial reconciliation.
Identify financial risks and propose mitigation strategies.
IDEAL CANDIDATE:
Chartered Accountant (CGMA, ACCA, or equivalent qualification).
Proven experience in financial reporting, forecasting, and analysis.
Strong understanding of cash flow management for property development businesses (preferred but not required).
Ability to translate complex financial data into clear, strategic recommendations.
Proactive, detail-oriented, and capable of working with minimal supervision.
WORKSTYLE & COMPENSATION
Low volume, high value: Focus on important financial oversight and strategic insights.
Flexible workload: Hours will vary based on reporting cycles and business needs.
Monthly 2-hour Zoom meeting to review financials and plan ahead.
