I need to replace the current directors of a residential property entity, terminate the existing management agreement, and prepare a claim for financial damages arising from poor oversight of the building’s accounts.
The focus is financial oversight, so the work centres on tracing funds, identifying breaches of duty, and packaging the evidence in a form that stands up to legal scrutiny.

Scope of work
• Audit the last three years of the property’s residential accounts, highlighting irregular payments, missing invoices, and any conflicts of interest.
• Draft a concise report that maps each breach to the relevant company-law or landlord-tenant provision.
• Prepare the paperwork needed to convene a members’/shareholders’ meeting for director removal and appointment of new managers.
• Outline a damages calculation with supporting schedules ready for submission to court or arbitration.
• Recommend a clear post-removal financial control framework so the new managers can keep the books transparent.

Acceptance criteria
– Findings substantiated by source documents (bank statements, supplier contracts, maintenance invoices).
– Report formatted for easy inclusion in a legal bundle (numbered paragraphs and exhibits list).
– Action checklist for the meeting and follow-up filings.

Access to current statements, historic ledgers, and management contracts will be provided on sign-off of an NDA. Solid understanding of residential property law, forensic accounting techniques, and company governance is essential, but the deliverable itself is the documented plan and evidence pack rather than courtroom representation.
