Debt recycling calculator
Budget: $250 – $750 AUD
I need a debt recycling calculator created in Microsoft Excel using the following considerations:
1. Ability to consolidate debts into new loan to release cash flow
2. Ability to make home loan interest only to free-up maximum cash-flow or leave as P&I
3. Ability to utilise an offset account for emergency funds
4. Ability to borrow lump sums using existing property as security (max LVR 80%) to invest
5. Ability to direct all income from investments and tax savings into the home loan (non-deductible debt) as well as any additional cash-flow surpluses, bonuses, pay rises etc.
6. Ability to regularly re-draw funds from the home loan to add to the investment portfolio, with the ability to choose time frames. eg. monthly, quarterly etc.
7. Ability to direct all dividends, tax savings and surpluses into the investments once all debt is converted to deductible debt.
8. Ability to compare all outcomes on the one graph.
9. Ability to calculate appropriate amounts of personal insurance needed eg. Life/TPD/Trauma and Income Protection Insurance, based on current employment income, debt levels, cash-flow requirements etc.
10. User friendly and simplistic interface.
11. Must have ability to produce PDF and word reports with graphs etc.
