Advise on Real Estate investment

We own two properties and we'd like to analyze the scenario of selling one of them to consolidate our debt into just one versus keeping both of them. We'll provide more details related to the property location, values rental income, etc. We would like to hire someone that knows the specifics of real estate investment in the US (MD preferred).
