Floor Plan & Facade Review and Redesign for Modern Minimalist Home

Job ID: 39573643

Budget: £20 – £250 GBP

We are looking for a smart, creative, and detail-oriented architect to review and enhance an already drawn floor plan and develop a clean, modern façade design. The home consists of two connected units sharing a reception and entrance, with a central courtyard.

The current plan includes all required spaces, but we now need an experienced architect who can optimize functionality, improve flow, and elevate the design to a more livable, calm, and hotel-like environment — focusing on real comfort, usability, and practicality.

Scope of Work
Review and enhance the current floor plan, including:

Improving flow and zoning for the living area, reception, and kitchen

Enhancing privacy and layout of the sleeping zones

Smart suggestions for bathroom and wash area placements

Maintaining a closed kitchen concept (used daily), though semi-open zoning is welcome if it improves function without sacrificing practicality

Redesign the front façade, with:

A clean, modern minimalist style

Built-in shading elements to reduce heat from western sun and improve the overall appearance

Courtyard layout suggestions:

Recommend the best option: small pool, sunken seating, water feature, or a hybrid solution that fits the design and lifestyle

Propose a furniture arrangement and lighting concept to support comfort, ambiance, and functionality

Deliverables
Full revised 2D floor plan with changes (AutoCAD preferred)

3D façade elevation (showing the new front design)

Initial sketch or conceptual ideas are required before awarding the project
(This ensures the project is awarded to the most thoughtful and creative architect, not just the lowest bid)

We are looking for someone who values functionality as much as aesthetics. Comfort, smart use of space, and a calm minimalist environment are our top priorities. We do not need generic ideas — we’re looking for fresh thinking, clear reasoning, and well-considered design.
