1. Project Overview I am seeking a professional architectural plan for a standalone ground-floor residence on a 60' x 40' (2,400 sq. ft.) plot. The site is uniquely positioned within a larger family-owned farm, offering total privacy on three sides and a direct, unobstructed view of the ocean to the West.

2. Site Specifics

Dimensions: 60 feet (Width) x 40 feet (Depth).

Orientation: West-facing (Primary Sea View).

Context: North, East, and South sides are surrounded by private farmland.

Climate Considerations: Coastal environment (high humidity, salt spray, and strong afternoon sun from the West).

3. Space Requirements (2-3 BHK)

Living Area: Open-concept living and dining designed to capture the western sea view.

Kitchen: Modern layout with a utility area and easy access to the farm/outdoor space.

Bedrooms: * One Master Suite with an en-suite bathroom (preferably West-facing).

One Guest/Secondary Bedroom.

A third flexible room (small bedroom, home office, or media room).

Outdoor Living: A significant deck, veranda, or "sit-out" area on the West side to enjoy the sunset and sea breeze.


4. Design Preferences

Style: Modern Tropical or Contemporary Coastal.

Transparency: Use of large glass panes or sliding doors on the West facade, utilizing high-performance glass or deep overhangs to mitigate heat.

Ventilation: Emphasis on cross-ventilation to leverage coastal breezes.

Integration: The design should feel "connected" to the surrounding farm, perhaps through large windows on the East/North/South sides as well.

5. Deliverables Requested

Conceptual Floor Plan with furniture layout.

Basic 3D Exterior Visualization (Focusing on the West Elevation).

Initial Material Palette recommendations for coastal durability.


Deep Overhangs: Because our view is West, the afternoon sun will be intense. deep "chajjas" or cantilevered roofs to shade the glass while keeping the view clear.

The "Wash-Off" Station: Since it's a beach house, an outdoor shower or sand-wash area near the entrance so we don't track sand into the house.

Material Choice: "Marine Grade" finishes (non-corrosive railings, specialized paint) to ensure the house doesn't weather poorly from the salt air.
