Highly Detailed 3D Beach Map

I’m commissioning the first phase of a two-part project: a fully textured, highly-detailed 3D map of our Beach Venue that will plug straight into our upcoming reservation system.

Scope
– The map must faithfully reproduce the entire beach area and every seating zone so that, later, each lounger, cabana or table can be clicked and booked. Accuracy of scale and clear separation between seats is critical because the coordinates will drive live inventory counts.

Layering
I need three toggleable layers inside the same file. The core layer is Amenities—bars, rest-rooms, showers, lifeguard stations, etc.—all placed exactly where guests will find them. I’m open to adding other layers such as paths & walkways or signature landmarks if you see value, but the amenities layer is mandatory from day one.

Look & feel
Reference photos and mood boards will be supplied as soon as we start, giving you textures, color palette, and the overall vibe we want to capture. Think sun-bleached decking, soft white sand and brand-coloured parasols rendered with enough realism to look inviting yet still read clearly when zoomed out.

Technical expectations
• Clean, well-named geometry so developers can target objects programmatically
• Export in a platform-agnostic format (.glb, .fbx or .obj) plus the native file (Blender, SketchUp, Cinema 4D—use whichever you prefer)
• Optimised poly count; it needs to load quickly in browsers without sacrificing the high level of detail we’ve specified
• Separate texture folder and a simple read-me describing layer toggles and object naming conventions

Acceptance criteria
1. Every seat is selectable in the test viewer and matches its real-world coordinate within a 5 cm tolerance.
2. Amenities layer toggles on/off without artefacts.
3. File loads in under five seconds on a mid-range laptop (WebGL test).

Deliver once you have a watermarked preview; I’ll review, note any tweaks, then we finalise. If this stage goes smoothly we’ll move straight into part two—mapping the rest of the resort.
