Tropical minimalist Duplex Design with terrace
Budget: ₹1,500 – ₹12,500 INR
I’m planning to start a striking duplex on my plot and I need a complete, construction-ready package that keeps the total spend under ₹16 lakh. The ground floor will hold a 2 BHK with one attached bath and a separate common toilet; the first floor mirrors the 2 BHK both attached bath and one master bedroom . A modern terrace tops it all off.
Key design choices are already fixed: tropical house design a minimalist interior palette and a double-height living room crowned by a skylight. Small courtyard.These elements must sit naturally within the tight footprint and budget, so smart space planning and disciplined detailing are essential.
What I’m looking for:
• Detailed architectural floor plans for both levels, plus the terrace, in CAD/PDF
• Foundation drawings specifying depth and type, with column grid, column sizes, footing details and steel schedules that match soil-bearing assumptions
• Beam layout and sizing, slab thicknesses and roof detailing, all coordinated with cost-effective spans
• Plumbing layout showing pipe runs, shaft positions and low-cost fixture recommendations without compromising reliability
• Electrical points and conduit routes that respect the minimalist aesthetic (concealed where feasible)
• Skylight specifications—size, position, framing and waterproofing—integrated into the roof plan
• A concise material/finishing schedule aimed at holding the build under budget (brick vs block, slab options, flooring, sanitaryware tiers, etc.)
• 3D massing or SketchUp model for quick visual clarity of the double-height volume and terrace
• Editable DWG/Revit files plus printable PDFs
Please base structural sizing on common Indian standards so i myself can vet and stampor understand the drawings easy . If certain sections need value engineering, flag those options clearly.
Once I approve the concept, I’d like to move swiftly to detailed drawings, so an iterative yet decisive workflow is appreciated.
