200m2 Split-Level House Plans
Budget: $250 – $750 AUD
I’m ready to move from concept to fully documented construction drawings for a compact 200 m² contemporary home set on a split-level block. The design relies on built-in solutions—space-saving furniture, a sunken lounge with integrated seating and a concealed Euro laundry—so I need someone who is comfortable squeezing the most out of tight footprints without sacrificing flow or light.
You must be a qualified architect or building designer with demonstrable experience in split-level projects; please link to at least two comparable jobs you have delivered. I’m not after a “visualiser” or idea generator—this assignment finishes only when I have council-ready, builder-ready documents.
Attached plans are a reference only, applicant must have additional ideas
Deliverables
• Site plan showing accurate levels and proposed cut/fill
• Full construction drawings (floor plans, roof plan, elevations)
• Detailed sections including material specifications and connection details
• Joinery layouts and electrical/lighting plan coordinated with the built-ins
Expect CAD files (DWG or Revit) plus printable PDFs at 1:100 and 1:50 where relevant. All dimensions in metric. The quoted price must cover the entire scope—no hourly add-ons or “test” fees.
If your portfolio proves you can handle innovative split-level work and tight interior integrations, I’d love to see it and get started right away.
