Shouse (Shed House) Floor Plan and Concept Design
Budget: $250 – $750 AUD
I’m looking for a residential designer or draftsperson to help develop the floor plan and overall concept for a new “shouse” on our rural property in Western Australia.
The building will be based around a portal-frame shed approximately 34m long × 15m wide × 6m high, with around 30m enclosed and a 12m × 15m full-width mezzanine at one end.
I already have a preliminary design brief, rough floor plan and reference portal drawings from a similar shed. I have a reasonably clear idea of what we want, but I’m also looking for someone who can provide genuine design input and improve the layout, flow and use of space rather than simply tracing what I have drawn.
The main feature will be a large glazed opening, approximately 11m wide, centred on the 15m end wall and extending toward the roof apex. The upstairs living areas should make the most of this glazing and the surrounding rural views.
The current layout includes:
Upstairs (The Penthouse) (180m2)
- Open-plan kitchen, dining and living area facing the glazed wall
- Kitchen positioned centrally, with a separate scullery
- Main bedroom with walk-through robe and ensuite
- Second bedroom with access to a semi-ensuite/shared bathroom
- Fireplace incorporated as a central feature
- Internal staircase, preferably concealed behind the television wall
- Good storage and practical furniture placement
Downstairs (Max 60m2 remanider Workshop)
- Self-contained guest or hotel-style suite
- Small kitchenette and bathroom
- Flexible study, office or children’s activity room
- Internal access to the workshop/shed area
- Provision for services, storage and other practical requirements
The internal layouts are not completely fixed. I’m happy to adjust room sizes and other details where it results in a better or more economical design. The final structure will be reviewed and designed by a structural engineer.
Scope of work:
I would like the designer to:
- Review my existing brief, sketches and reference drawings
- Develop one or more initial floor-plan concepts
- Provide recommendations on room sizes, circulation, storage, window placement and overall functionality
- Refine the preferred concept following feedback
- Prepare dimensioned ground-floor and mezzanine floor plans
- Prepare relevant external elevations showing the glazing and overall building appearance
- Include furniture, kitchen, bathroom and fixture layouts
- Supply the completed drawings as PDF files and in an editable CAD format such as DWG, Archicad, Revit or similar
At this stage, the drawings will be used to confirm the design, obtain more accurate pricing and provide a basis for architectural and structural engineering work. They do not need to be certified construction drawings.
