Modern Villa Multi-Unit Plans

I’m advancing a new, three-story villa from concept to permit submission and need a complete set of construction-ready architectural drawings.
The brief is straightforward: every level must operate as an independent apartment, yet the overall composition should read as one cohesive, modern residence wrapped in a concrete-and-wood exterior. Inside the shared living zones, I want an open floor plan and generous glazing so daylight becomes a design feature rather than an after-thought.
Scope of work
Please translate my space program into fully dimensioned plans, elevations on all sides, and any key sections you normally include for coordination. Each sheet must be ready for engineers and local authorities to stamp.
Floor breakdown
• Basement – two driver rooms with en-suite baths, utilities, and storage.
• Ground – three bedrooms, four baths, kitchen, combined living/dining, one-car garage, housekeeper room, storage.
• First – three bedrooms, three baths, kitchen, living/dining, housekeeper room, storage.
• Second – two bedrooms, two baths, kitchen, living/dining, housekeeper room, storage.
Deliverables
• Detailed floor plans, elevations, and core sections in both PDF (print-ready) and DWG.
• A drawing index and sheet titles that follow standard architectural conventions.
• Layers, line weights, and annotation styles set up for easy coordination with MEP/structural teams.
Acceptance criteria
Drawings must align with the brief above, show correct wall thicknesses for a concrete and wood structure, and clearly indicate how each unit functions independently (separate entries, services, and egress). I’ll review a PDF proof first; once approved, you’ll release the final CAD files.
