Client Design Requirements – Modern Villa Project
I am the owner/client of a modern residential villa project consisting of three levels (ground floor, first floor, and roof terrace). The project is currently under construction.
I am seeking to engage a professional engineering consultancy or interior design firm to provide a fully integrated and comprehensive design package covering all interior and exterior areas of the villa, with a clearly defined modern design identity.
Scope of Work
The scope of design shall include the entire property without exception, including:
Living room, bedrooms, kitchen, bathrooms, dining area, roof terrace, and all surrounding outdoor and landscape areas.
The appointed designer/firm will be provided with all architectural drawings, CAD files, and structural drawings, and is required to ensure that all proposed designs comply with existing construction constraints and are fully buildable.
Overall Design Direction
The design is required to reflect a clear contemporary aesthetic based on the following principles:
• Clean lines and uncluttered geometry
• Soft neutral color palettes with layered tonal variations
• Use of refined natural materials such as wood and stone to add warmth and texture
• Visual and conceptual continuity across all levels and spaces of the villa
Required Deliverables from the Design Consultant
I require the engineering office or interior designer to provide the following deliverables:
• Comprehensive 3D visualizations for all primary spaces, allowing full understanding of the design prior to execution, with a minimum of two key rendered views per major area.
• Detailed ceiling and flooring designs, including upper and lower ceiling treatments and floor finishes, ensuring a cohesive and visually engaging experience throughout the villa.
• Accurate furniture layout plans that balance aesthetics and functionality while ensuring efficient use of space and smooth circulation.
• Complete lighting and electrical drawings, including the layout of lighting fixtures, switches, and power outlets, along with creative lighting solutions that enhance the atmosphere of each space.
• Detailed floor plans and flooring layouts showing dimensions, levels, and installation patterns to ensure precise execution aligned with the approved design.
• Multi-level ceiling designs with architectural detailing and clearly defined lighting locations, adding visual depth without compromising functionality.
• Selection of high-quality materials and finishes, including full specifications, material codes, and technical data to ensure durability and premium quality.
• Mood boards and material specification sheets clearly illustrating color schemes, finishes, fixtures, and proposed materials for approval prior to implementation.
• A fully integrated landscape design concept, including:
– Hardscape layout
– Planting palette
– Pool and/or water feature design (if applicable)
– Nighttime and ambient lighting proposals
– At least one aerial (top-view) visualization of the overall landscape plan
• Delivery of all editable source files to allow alignment with ongoing architectural updates during construction and to enable future coordination with the local project team.

The design consultant is required to provide a clear and realistic project timeline, outlining all design stages and deliverables.
