I’m commissioning the full architectural concept for a modern single-family residence. The centerpiece of the brief is an open floor plan that seamlessly merges kitchen, dining, and living areas while maintaining a clear visual flow throughout the ground level. Natural light should be maximized; if expansive glazing or clerestory windows inspire you, feel free to propose them, so long as they complement the overall modern aesthetic and don’t compromise energy performance.
To help me visualize and ultimately build, I need:
• Scaled floor plans and roof plan (PDF + editable DWG or RVT)
• Exterior elevations and at least two sectional drawings highlighting ceiling heights and spatial relationships of the open plan
• A 3D massing model or rendered perspectives (SketchUp, Revit, Rhino, or comparable) to communicate materiality and volume
• A concise material/finish palette suited to a contemporary look and easy maintenance
• Brief notes on structural assumptions so my engineer can review them quickly
I’ll provide site dimensions and setbacks once we start; you’ll translate those constraints into a layout that feels airy, efficient, and future-ready for optional smart-home integrations down the road. Your submission will be considered complete when the drawings are build-ready, layer-organized, and dimensioned clearly enough for our local permitting office.
