Modern Multi-Use Property Renovation Plan
Budget: ₹600 – ₹1,500 INR
I’m ready to transform my single-storey home into a revenue-generating, mixed-use property and I need clear, professional design guidance to make it happen.
Current scenario
• A ground-floor house that will be split so two families can live independently, each with its own entrance, living, kitchen and bathroom zones.
• A street-facing setback that is ideal for two compact retail shops.
• Air-rights that allow me to add one 2 BHK unit and 2–3 single studio apartments above.
Design direction
Modern is the look I’m after—clean lines, practical space planning, and a façade that feels current enough to attract good tenants while staying easy to maintain. Circulation must be intuitive: private stairs for residents, separate customer flow for the shops, and sound isolation between units wherever feasible.
Scope of work
I’d like a complete concept package that I can hand straight to my local engineer and builder:
1. Site utilisation sketch showing shop footprints, parking (if any) and setbacks.
2. Detailed floor plans:
– Ground floor split into two self-contained family homes with clearly marked separate entrances.
– First-floor layout with one 2 BHK and up to three studio apartments, including access, shared services and light/ventilation points.
3. Retail shop layouts with display area, storage and service entry.
4. Façade elevations in a modern style that ties the residential and retail portions together.
5. Basic 3D massing or SketchUp/Revit model so I can visualise the volume, roofline and circulation.
6. A brief note on structural grid and MEP allowances (just enough for my engineer to size columns, shafts and ducts).
Nice-to-have, if you already work with them: daylight studies, quick material palette suggestions and a high-level cost estimate that I can refine with local contractors.
File formats
DWG and PDF for plans and elevations, plus the native model file (SKP or RVT).
Timeline
I hope to review a first draft within a week and finalise the package in no more than three rounds of revisions.
