Modern ADU Plans & Renders
Budget: $250 – $750 USD
I need complete architectural documentation for a small-footprint ADU series in three footprints—500 sq ft, 600 sq ft, and 800 sq ft. Each unit shares the same modern language: a 10-foot clear-span shed roof, generous glazing with triple-pane windows and doors, and an open-concept interior that keeps mechanical runs simple and the space flexible.
The task covers everything required to move straight from concept to permit set and photorealistic marketing material. To be considered complete, each size must be delivered with:
• Dimensioned floor plans (open-concept layout).
• Scaled elevations and two key building sections.
• Wall, roof, and insulated-slab foundation construction details that identify all assemblies, materials, and fastening schedules.
• Door, window, and finish schedules referencing triple-pane units.
• 3D, photo-real renderings (day and dusk) accurate to the plans—high-quality textures, realistic lighting, and the modern exterior palette.
Drawings may be produced in Revit, AutoCAD, or comparable BIM/CAD software, with exports in both editable (DWG/RVT) and clean PDF formats. Renders should be supplied as high-resolution JPEG/PNG along with the native SketchUp/Lumion/V-Ray files so I can create additional views later.
Acceptance criteria
1. Floor plans read clearly at 1/4" = 1'-0" (or metric equivalent) and match local code clearances.
2. Detail call-outs reference sheet numbers consistently and display buildable information (stud sizing, insulation R-values, vapor/air barrier locations, roof pitch, flashing).
3. Renders reflect the specified materials, roof form, and fenestration pattern without geometry errors or light leaks.
Once the three unit sizes pass review, I will release final approval for any post-production touch-ups.
