Budget: $750 – $1,500 USD
I’m ready to turn my rough sketch and collection of inspirational photos into a complete, permit-ready set of plans for a 3,500-4,000 sq ft single-story ranch home. The look I want is unmistakably mid-century modern—clean rooflines, generous glazing, and a seamless flow between indoors and out.
I need full architectural design, not just drafting. That means taking my preliminary concept through space planning, code-compliant construction drawings, and coordination details. My top priorities are the main living and entertainment zone along with a show-piece kitchen-and-dining area, so please bring ideas for open layouts, sight-lines, and natural light.
Deliverables I expect:
• Dimensioned floor plan, roof plan, and reflected ceiling plan
• Four exterior elevations and at least two building sections
• Site plan positioned for optimal orientation (I’ll supply the survey)
• Door, window, and finish schedules, plus basic electrical/lighting layout
• A PDF plan set suitable for permit submission and a companion CAD file for future edits
I have flexibility on smaller elements—bedroom wing placement, garage size, façade materials—so your creative input is welcome as long as we stay true to the mid-century spirit.
