Looking for a GC to Provide us with a Complete Architectural, Structural and Mechanical design for a new 5,000 sq ft project based on the preliminary floor plans, drawings and vision files included in this.
1 - Preliminary Plans:
A. Floor Plan
B. Elevations
C. Finish Schedule
All preliminary plans should be signed by Morija SDA and designer before the final plans are started.
2 - BUILDING PLANS & CRITERIA SPECIFICATIONS:
I. Foundation Plans, including:
a. All footing sizes and reinforcement details
b. Slab thickness with location of all expansion and contraction joints
c. Foundation Wall Design, if required
II. Floor Plans:
a. Layout of floor slabs with dimensions & door locations
b. Handicapped restroom with grab bar requirements and fixture location
c. Column locations
III. Elevations:
a. Front, rear, and side elevations
b. Window and door locations
c. Roof slope and eave height dimensions
IV. Sections and Details:
a. Building cross sections with dimensional criteria and insulation thickness
requirements as applicable to energy codes
b. Door and finish schedule
c. Ceiling & wall criteria as applicable
V. Electrical Plans:
a. Outlet, light, and service locations
b. Fixture design chart
c. Panel board schedule
d. Fire alarm plan
VI. H.V.A.C. Mechanical Plan:
a. Ductwork sizes and locations
b. Compressor layout and locations
c. Equipment model number(s)
d. Appropriate fire damper criteria (if applicable)
e. Energy code requirements information (if applicable)
f. Gas piping sizes and location criteria
VII. Plumbing Mechanical Plan:
a. Water and sewer floor plan with sizes
b. Riser diagrams
VIII. Criteria Specifications:
a. A general summary of materials and labor
b. Any exclusions or items by Owner listed
