Contemporary QLD Home Extension Design
Budget: $1,500 – $3,000 AUD
I’m ready to push ahead with a contemporary-style extension to my Queensland home and need a designer who can take the project from first concept sketches right through to fully detailed construction drawings.
The goal is clear: create additional living space and reconfigure existing living areas to provide a vertical subdivision with 3 separate living areas for multi-generational living, that fits within the two-storey zoning envelope and under the height restriction of 9.5 m.- we envisage the following changes:
Lower Ground Floor – No Changes
Ground Floor – convert to a self-contained 3-4 bed, 3-4 bath living space
First Floor - convert to a self-contained 3-4 bed, 3-4 bath living space,
New Proposed Second floor - self-contained 3-4 bed, 3-4 bath living space, built out to the boundary setbacks so we can extend under, and a roof terrace to the front.
The issued for construction architectural drawing pack must meet Brisbane City Council (BCC) planning and development council requirements. I’ll supply site photos, a basic survey plan, and any other background you need; what I’m looking for in return is a complete design package that can be lodged for approval and handed straight to a builder.
Scope of work
• Concept design – multiple layout options that show how 3 separate multi generational living areas for 3 families can be created yet connected via a staircase either internal or external aligned to the contemporary feel I’m after.
• Preliminary design – developed floor plans, elevations, and a simple 3D model so I can test proportions, glazing, and shading for our subtropical conditions.
• Detailed design – finalised drawing set (plans, sections, elevations, key details, door/window schedules, finishes schedule) prepared to NCC/BCA and relevant QDC & BCC standards, suitable for engineering coordination and building approval.
Acceptance criteria
• The drawings must be dimensionally accurate to the supplied survey.
• Contemporary design language is retained throughout, with material selections appropriate for Queensland’s climate.
• All required documentation is delivered in editable CAD (DWG or REVIT) plus PDF.
• A brief written design statement explains key decisions and compliance notes.
