Bedroom-to-Office Conversion

Project Brief – Room Split (Bedroom Two)
• Objective: Divide Bedroom Two into two completely separate spaces by constructing a permanent wall. One side should remain a cozy private bedroom, while the other functions as a daily-use office/guest room.
• Wall Requirements: Solid framing with sound insulation (e.g., mineral wool), 5/8” drywall for durability and privacy, smooth finishing, and painted surface ready for immediate use.
• Layout: Wall placement must balance natural light, keep both rooms functional, and ensure smooth circulation with well-positioned doors.
• Doors: Solid-core doors for privacy; pocket/sliding option if space is limited.
• Electrical & Network: Add sufficient power outlets and at least one network (Cat6) point in the office area. Relocate light switches if necessary.
• Deliverables:
1. Initial virtual survey with measurements and a sketch showing proposed wall and door placement.
2. Work plan including materials, estimated timeline, and permitting steps (if required).
3. Full construction of the partition wall, including framing, insulation, drywall, painting, and finishing.
4. Final walkthrough and punch-list completion.
• Experience Required: Contractor/designer with experience in small-scale residential remodels, specifically room splits, with examples of past work.
