Backdrafting of Scanned House Architectural Plans into Full BIM Model (Revit)

Job ID: 40050339

Budget: $250 – $750 AUD

We require an BIM Modeler/Drafter to convert a set of scanned, stamped architectural drawings (Proposed Additions & Alterations) into a clean, accurate 3D Building Information Model (BIM).

The final model must represent the 'complete, final design state' as indicated on the plans, including both the existing elements to be retained and the proposed new construction. No phasing (Existing/Demolition/New) is required; please model only the final built state.

We're ultimately looking for a 'clean' starting point to plan future rennovations/extensions. These would either be ground floor or attic. This work is currently considered 'outside of scope' but hopefuly gives a bit of context for end goal.

Input Files Provided:

"Drawing Package (rev0_MU).pdf" (7-page PDF containing site plan, floor plan, elevations, and details).

Required Deliverables

1. A fully modeled and functional file in Autodesk Revi (.rvt)
2. 2D CAD export of the final floor plan (.dwg or .dxf).

Modeling Specifications

Level of Detail (LOD):

Minimum 'LOD 300' (Model Elements are accurately specified in terms of quantity, size, shape, location, and orientation, and non-graphic information can be attached).

Modeling Scope:

The model must include all primary architectural components:
* Exterior and Interior Walls (correct thicknesses as per plan notes, e.g., 250mm face brick).
* Doors and Windows (modeled with correct types, sizes, and head heights).
* The roof should be modeled with the correct pitch (25.1°) and a representation of the full external assembly (ie external finishes, primary structure, geometric accuracy)
* Fixtures: Key fixed items like bathroom vanities, shower screens, built-in kitchen cabinetry, and laundries as detailed on the elevation sheets.
* Site Context: Basic massing of the site boundaries and setback distances shown on the Site Plan

Quality:

The model must be clean, with objects correctly assigned to appropriate categories (e.g., walls are walls, doors are doors) and using standard, interchangeable families/objects.

Please provide the following with application:
1. Confirmation of your proficiency in Revit
2. Your proposed fixed price and turnaround time for this project.
3. Example of a previous 2D Scan-to-BIM project you have completed.

Thank you for your expertise. We look forward to reviewing your proposal.
