Whole-Home Coastal Expansion Design

We are looking to purchase a new home and have a great option which we love the light airy, coastal living with the views albeit it does not meet our precise family structure needs. We would like to review options prior to acquiring the home to add usable square footage through smart space planning weaving a consistent coastal aesthetic.

Here’s what I need from you: floor-plan options that show what we can do within the space once we push out/expand the home followed by interior layouts that maximize functionality. 3D visualizations will help me see the concept before committing.

I’ll supply existing drawings and photos of the home. We do have some AI generated Chat GT renderings and manual sketches we have roughly drafted but would like an experts opinion on layout and expansion. Home is currently 2/2 with very large rooms and open spaces. Option 1 is adding a second story master suite above one wing and expanding the home out in two directions. Option 2 is expanding the home out in the two directions without a second story.
