I need a preliminary floor plan and a site cross-section for each of three identical houses that will sit on adjacent downhill lots carrying a consistent 40 % grade (topographic survey will be shared as soon as we start).

The concept is modern and built around container-style exteriors, so clean lines and efficient volumes are important. Big panes of glass should frame the views from the living room, kitchen and both bedrooms, while still keeping the structure practical for steep-site construction.

Program for every house
• Street-level entry: a 21 × 21 ft two-car garage set 5 ft back from the sidewalk; directly behind it, an open living room with kitchen and a half bath.
• Lower floor: two 11 × 14 ft bedrooms (each with a 2 × 8 ft closet) that share a Jack-and-Jill bath—40 × 60 in walk-in shower, XL toilet, double 60 in vanity. A 5 × 5 ft laundry sits on this level, and any leftover footprint can open onto a terrace facing the slope.
• Optional non-habitable basement: stairs down to a gym/workshop hall plus a full bath with 36 × 36 in shower.

Drawings required
1. Site cross-section for each lot showing how finished floor elevations marry into the 40 % slope (garage, living floor, lower floor, optional basement).
2. Scaled floor plans for all levels, coordinated door swings, stairs, and glazing.

Please deliver one PDF set plus the editable source files (DWG or equivalent) covering the three lots. Clarity in the cross-sections—depth cuts, retaining ideas, and driveway slope—is the key acceptance criterion; once those align with the survey, the floor plans will follow naturally.
