Project Overview
I require an experienced building designer or drafter to redesign an existing 2-bedroom residential
dwelling and produce a site layout for 3 dwellings on one block. This is a real development project
and must be practical, buildable, and suitable for council approval (Clause 55 – Victoria).
Scope of Work
Internal Layout Redesign
You must improve the existing design, not just redraw it.
Kitchen
• Functional real-world layout
• Two sinks side-by-side with minimum 125mm gap
• One sink dedicated for washing machine
• Washing machine under bench
• Accessible overhead cupboards
• Logical plumbing layout
Bathroom
• Replace sliding door with standard hinged door
• Ensure proper clearance and no clashes
Building Adjustment
• Increase building length by approx. 500mm
• Improve bedroom usability and circulation
Bedrooms
• Must fit bed, robe, and circulation (~600mm)
• Provide furniture layout to demonstrate usability
External Facade & Materials
• Use mix of lightweight cladding, timber/timber-look, and limited corrugated metal
• Avoid full corrugated finish
• Provide 2 facade options
Carport Requirement
• Rear carport preferred if feasible
• Minimum 3.0m x 5.4m per dwelling
• Show vehicle access and turning
• Provide alternative if not feasible
