**Plot Size:**

* Length (East–West): 65 ft
* Width (North–South): 42 ft
* East side = main road frontage
* 15 ft setback on east side for parking + garden (main gate here)

**Requirements:**

* House design with **minimum 6–9 rooms** OR option of **3 individual 3BHK flats** (future expansion possible).
