Photorealistic USDZ House Model

I need a photorealistic model of a small, 1-2 bedroom residence, fully furnished in a Modern style and delivered in USDZ so it opens flawlessly in Apple’s AR Quick Look. Geometry must stay clean, well-named, and non-destructive, with an efficient polygon count that keeps the file light while still showing detailed furniture, textiles, and fixtures. Think production-ready PBR textures (metal-rough) at sensible resolutions, baked lighting where helpful, and instancing for repeating assets to ensure the scene streams quickly on mobile.

I work primarily in Blender and Reality Converter, but you can build in any DCC (Maya, 3ds Max, Cinema 4D, etc.) as long as the export arrives error-free and scales correctly at 1 : 1. Please test the file on an iPhone or iPad before handoff so materials, shadows, and occlusion behave as expected.

Deliverables:
• USDZ file ready for AR Quick Look
• All texture maps (organized) and editable scene/source file
• A short note on poly count, texture sizes, and any optimization steps taken

I’ll review by loading directly onto device, checking draw-in speed, material accuracy, and whether every room and furnishing matches the Modern concept without unnecessary geometry.
