3D Photorealistic Office Render in 3ds Max

Project Overview
Looking for an experienced 3D artist to create photorealistic renders of my office building using 3ds Max. The design must be buildable in real life — structural footing positions are fixed by my structural engineer and cannot be altered.
What I'll Provide
SketchUp file with basic massing and fixed footing/column positions
Reference photographs for style, materials, and finishes
Site dimensions, floor heights, and setbacks
Material/finish preferences
Scope of Work
Import SketchUp geometry into 3ds Max, preserving exact footing positions and dimensions.
Develop a detailed, construction-aware model with realistic facade, openings, parapets, railings, steel roof structure, and entrance features.
Apply realistic materials (paint, stone, glass, ACP, metal, wood, steel roofing sheets) using real-world products.
Add landscaping, boundary wall, gate, paving, and compound lighting.
Set up realistic lighting for daylight and dusk scenes.
Flag any clashes with structural members during the process.
Construction-Readiness (Important)
All elements must be buildable using standard RCC frame construction with steel roofing (trusses/purlins with profiled steel sheets).
No render-only tricks — no impossible cantilevers, floating elements, or non-standard opening sizes.
Steel roof spans, slopes, gutters, ridge, and flashing details must be realistic and executable.
Column/footing positions must remain untouched.
Wall thicknesses, slab depths, and floor heights must be realistic and to scale.
Deliverables
4–6 high-resolution exterior renders (4K) — front, two corner angles, aerial, and entrance
1 dusk/evening render with realistic lighting
Editable 3ds Max scene file with all materials, lights, and cameras
All textures, HDRIs, and assets used
V-Ray or Corona render setup preserved
Software (Mandatory)
3ds Max with V-Ray or Corona
Must be comfortable importing and cleaning SketchUp geometry
What to Include in Your Proposal
Portfolio links of photorealistic exteriors done in 3ds Max (proposals without portfolios will be ignored)
Render engine you'll use
Your approach to keeping the design construction-feasible
