Open-Plan Kitchen & Utility Design

I’m ready to turn two separate rooms into a single, modern living hub by taking down the dividing wall and creating an open-plan kitchen centred on a generous island. The brief also includes fitting a discreet downstairs toilet and a fully functional utility room that flows naturally from the new layout.

Here’s what I need from you:
• Scaled floor plans showing the wall removal, island placement, utility and toilet locations.
• 3D visuals or renders that capture the clean, modern aesthetic I’m after, including marble countertops.
• Cabinet and appliance elevations for a built-in oven-microwave stack, gas stovetop, and integrated dishwasher.
• Basic service layouts indicating plumbing and electrical points so my contractor can price and schedule the work.
• A concise materials and fixtures schedule listing finishes, colours and hardware.

You’re free to use the design software you’re most comfortable with—SketchUp, Revit, AutoCAD or similar—as long as the final files are exportable to PDF and DWG.
