Office Space Layout Planning

I have an empty shell that I want to transform into a functional office. The key zones I need included are an open-plan work area for collaborative desks, several enclosed private offices, and a welcoming reception area at the entrance.

What I’m looking for is a complete spatial layout that shows circulation, furniture positioning, and basic MEP assumptions so contractors can price and build from it. If you can add 3D views or mood-board visuals to help me picture the flow, even better, but the core deliverable is a clear, build-ready floor plan (PDF + source CAD).

Please base every square metre on ergonomic standards and local codes, keep sightlines open between reception and the work area, and allow for future expansion of two extra private offices without major re-work. Once we agree on the concept, I’d like one round of revisions to fine-tune details such as desk sizes and storage placement.
