Modern 20,000 sqft Villa Design

I’m planning a 20,000 sq ft villa and want a cohesive concept that blends a sleek, modern residence with two key lifestyle zones: a café-style restaurant and a dedicated indoor-games wing. For recreation I’d like clear allowances for a pool table lounge and a separate gym area; both should feel integrated, not tacked on. The restaurant needs the relaxed vibe of a contemporary café while still flowing naturally from the main living spaces.

You will take the project from concept through to presentation-ready documentation:

• Master site and floor plans that balance private living, guest circulation, and food-service logistics
• Interior mood boards and material palettes reflecting modern lines, warm textures, and café casualness
• 3D visuals or walkthroughs that illustrate the spatial relationship between residence, restaurant, pool-table zone, and gym
• Basic MEP zoning guidance so the restaurant kitchen and gym ventilation are considered from the outset

Final files can be delivered in DWG/Revit for plans and any standard format (FBX/SketchUp/3ds) for visuals. I’ll provide plot dimensions and local code notes once we start. My goal is to review an initial schematic quickly, refine together, and lock the full design in two to three iterations.
