I want to give my kids romm and op a fresh, Modern vibe that feels spacious and practical. Because my budget is modest, I’m keeping the scope focused on the essentials a contractor needs to build from day one.

Here’s what I need:
• A clear 2D layout showing furniture placement workflow.
• 2–3 high-quality 3D renders for each area so I can visualise the concept before committing.
• A concise material & finish sheet (type, brand, thickness, finish, colour code) bundled in one Excel/PDF file.
• Basic working drawings with key dimensions that a carpenter, tiler, or countertop fabricator can follow without guesswork.
• Lighting and electrical point suggestions marked on the plan.
• One full round of revisions, plus a quick final tweak if something minor changes on site.

Nice to have (if time allows): an alternate set of materials that shows a budget-friendly option versus a premium finish.

I will supply accurate room measurements or the builder’s plan, photos/videos of the current space, and my style references to keep us aligned on the Modern look

Target timeline: wrap everything within 3-4 days I’ll be available for quick clarification calls once execution starts, and I expect the same level of responsiveness from you.
