Modern Single-Story Extension Design

I’m expanding my current home with a single-story extension that will serve as a spacious, open-plan living area. with ensuite shower room and utility room if room I already know I want a clean, modern aesthetic that connects seamlessly to the existing structure and maximises natural light.

What I need from you is a complete design package—from the initial concept right through to detailed drawings that a builder can follow. This should include floor plans, elevations, and 3D visualisations that clearly show materials, finishes, and suggested lighting. I’m happy to discuss practical considerations such as roof style, glazing choices, and how best to blend indoor and outdoor spaces, so feel free to propose creative solutions.

The design must comply with standard Irish building regulations; if you spot any planning issues, flag them early so we can address them. Once we agree on the concept, I’d also like up to two revision rounds to refine the finer details.
