I need a set of build-ready plans for a modern-style bunk system that sleeps four: two Twin XL beds above two King beds. Think of it as a spacious, contemporary quad bunk that makes the most of vertical space without looking bulky.

What I’m expecting from you

• Stairs instead of a ladder; integrate storage inside the stair treads if it doesn’t compromise strength.
• Safe clearance and guardrails for the upper Twin XL bunks; headroom above the Kings should still feel comfortable for an adult sitting up.
• Standard, readily available lumber sizes (I’m in the U.S.) and off-the-shelf hardware whenever possible.

Acceptance criteria
1. All mattress openings measure true Twin XL (39"×80") and King (76"×80") with proper support slats or platforms.
2. Maximum overall height not to exceed 9 ft so it fits rooms with 9-ft ceilings while leaving at least 30 in of headspace on the top bunks.
3. Stairs rated for at least 400 lb load; treads minimum 10 in deep and 17 in wide.
4. Materials list matches drawings exactly and quantities add up with a 10 % overage clearly indicated.
