Modern Bathroom-Linked Room Design

I need a fresh set of plans to turn the red-lined area on my drawing into a comfortable living space that ties seamlessly into the existing interior bathroom. Here’s the vision:

• Internal access: the new room must be entered directly from the current bathroom.
• Plumbing changes: add a walk-in shower in the new area and relocate the existing sink there, keeping clear indications of new water and drain runs.
• Exterior connection: replace the wall segment marked in red with a full-height sliding glass door that opens to the yard.
• HVAC relocation: shift the present AC unit so it sits outside the new room, mounted on the side of the house and fully clear of the new footprint.

The finished space should feel distinctly modern—clean lines, simple fixtures, neutral palette—and the floor will be tiled throughout for easy maintenance. Please provide a dimensioned floor plan, at least two 3-D perspectives, and basic mechanical / plumbing notes so my contractor can price the work accurately. If you work in Revit, SketchUp, or AutoCAD, even better; just send both the native file and a PDF set.

I’m ready to move as soon as I see a layout that solves flow, fits the shower comfortably, and shows the AC in its new spot.
