Modern Basement Apartment 3D Design

We are converting a basement into a comfortable and modern apartment. So the layout needs to be both stylish and highly practical. We already know the key zones we want—an open-plan kitchen, a living area just close to the entrance area, two bedrooms, and a full bathroom—but I’m looking for your expertise to arrange them efficiently, maximise natural light, and give every square metre a purpose.

Here’s what we need from you:

• A fresh architectural layout showing walls, doors, windows, circulation, built-in storage, and furniture placement.
• Detailed fit-out drawings (kitchen cabinetry, bathroom fixtures, lighting positions, ceiling heights, finishes).
• High-quality 3D renders that capture the modern look I’m after—clean lines, neutral palette with warm accents, and plenty of texture.
• Source files for both the 2D plans (DWG or equivalent) and the 3D model (SketchUp, Revit, or similar), so I can pass them to local trades.

Available room height in the area of living room is 2.74 m. The door entrace to the bedroom side has a clear height of 2.0 m. The area with both bedrooms has a clear height of 2.80 m.
The location of the bathroom cannot be changed due to the restriction of the water drainage.

Acceptance criteria
1. Floor plan reflects all requested spaces with clear dimensions.
2. 2 different options of room/area arrangement.
3. At least three perspective renders: overall living/kitchen view, master bedroom, and bathroom.
4. Material and colour selections called out on the drawings or a separate mood board.
5. Files deliverable in formats I can open in AutoCAD and a common 3D viewer.
