Luxury Villa Facade, Structural & MEP
Budget: $30 – $250 USD
I already have full architectural plans and a basic 3D massing model for a two-storey villa (about 180 m² per level). Now I need a complete package that will transform the exterior into a truly luxurious statement while also supplying every structural and MEP document required for permitting in Sharjah.
Exterior upgrade
My priority is the façade. I want a modern language—large windows, crisp geometric lines and distinctive, high-end materials or finishes—yet everything must conform to Sharjah Municipality regulations. Feel free to refine proportions, openings, cladding and lighting concepts so the villa stands out as a contemporary landmark without triggering code issues.
Engineering scope
Alongside the visual overhaul, provide full structural design (foundations, slabs, beams, columns, roof system, connection details) and complete MEP engineering: HVAC sizing and layouts, plumbing and drainage, water supply, electrical power and lighting distribution, earthing and low-current where relevant. All calculations must be included to demonstrate compliance with local and international standards.

• Updated exterior façade drawings and rendered perspectives
• Complete structural drawings in CAD + calculation report
• Full MEP drawings in CAD (HVAC, plumbing, electrical) + calculation report
• Consolidated Bill of Quantities with itemised take-offs
File format & presentation
Drawings should be issued in DWG (compatible with AutoCAD 2018) and PDF. Calculations may be Excel, MathCAD or PDF. Organise the submission so it is ready for municipality review with clear sheet titles, legends and revision blocks.
Timeline and milestones
