Land Subdivision & Layout Plans
Budget: $250 – $750 USD
I have a fresh survey for a parcel I just purchased and I’m ready to turn it into a well-planned mixed-use community anchored by single-family homes. I need a professional who can transform the raw boundary data into a clear subdivision layout, position the lots logically, and prepare concept-level plans that will let me move straight into permitting and detailed architectural work.
Here’s what I expect to receive:
• A master site plan showing lot lines, street alignment, utilities, drainage, sidewalks, and any suggested commercial or community pockets that support the mixed-use vision.
• Individual lot schedules sized and numbered for single-family homes, ready for submission to the county.
• Conceptual building footprints with basic setbacks and elevation callouts so my architect can refine house designs without redrawing the site.
• PDF sheets plus the editable CAD files (AutoCAD, Civil 3D, or compatible) so engineers and planners can pick up where you leave off.
Please reflect relevant zoning parameters in the design, keep traffic flow sensible, and leave logical room for future green space or parking if the code requires. If you’ve handled similar mixed-use subdivisions before, include a brief note or sample. Accuracy, code awareness, and clean CAD layering will be the key acceptance criteria.
