Budget: €30 – €250 EUR

I’m transforming a four-storey building into a stack of self-contained studio and 1-bedroom apartments and need a complete architectural package that keeps structural alterations to a minimum.

Scope
• Draft four separate floorplans—one per level—showing how each apartment fits within the existing shell while re-using as many load-bearing walls as possible.
• Annotate every plan with clear change markings so my contractor instantly sees what stays, moves, or gets removed.
• Produce coordinated pipe routes for electricity, sewage, and water, laid out per floor and tied into the main risers.
• Develop 2D construction drawings plus photoreal 3D views that capture the industrial aesthetic. I want special attention given to the living area, kitchen, bathroom, sleeping zone, and, space allowing, a neat closet solution.
• Deliver native CAD files, PDFs ready for permit submission, and the full 3D model (SketchUp, Revit, or similar) and ideally MatterPort/3D VR.

What success looks like
1. Minimal structural impact—only non-load-bearing changes unless absolutely unavoidable.
2. Logical and clash-free MEP routing with labelled pipe sizes and fixtures.
3. Consistent industrial finishes, fixtures, and lighting cues across all visuals.
4. File set organised floor-by-floor so the build crew can jump straight into shop drawings.
