Creation of a 3D Animation and Optimal Concept Design for the Renovation of an Apartment for Student Rental
Budget: €8 – €30 EUR
I require the development of a creative, functional, and realistically feasible concept design, including 3D simulation and animation, for an apartment currently undergoing renovation. The goal of the project is to achieve the best possible solution for renting the apartment to students during their studies, while making the most of the available space.
The apartment consists of two physically separate units (spaces):
• Space 1: 3.5 m² – intended for 1 student
• Space 2: 27 m² – intended for 3 students
Total: 4 students
Note: The larger space (27 m²) should be designed to allow flexible rental options, so it can also be used as a short-term rental for a couple with a child during the summer period without major modifications. The freelancer should propose a solution that enables an easy transition between the student layout and a temporary living arrangement (e.g., transformable furniture, easy relocation of beds or desks, additional storage spaces).

• Ceiling height: 3.2 m
• Creative yet safe use of vertical space is required (lofts, bunk beds, raised beds, storage above work areas)
• The freelancer must plan lighting and electrical outlets so that:
o Each student has sufficient light for study and work
o Devices such as air conditioners, TV, and Wi-Fi router have access to power
o The flexible layout of the larger room and transformable furniture does not obstruct outlet or lighting use
Legal requirements and standards:
The freelancer is responsible for familiarizing themselves with current legal limits, standards, and technical regulations regarding renovations, interior design, and installations in Trieste, Italy (including but not limited to building regulations, safety standards, electrical and lighting standards, sanitary standards, ventilation, etc.). The proposed solution must comply with these laws and standards and be realistically feasible in practice in Trieste.

The best solution is defined as the optimal balance between:
• Maximum number of students
• Functionality and comfort for study and living
• Realistic cost and feasibility
• Long-term practicality for rental purposes
The freelancer has the freedom to develop as many variants as deemed necessary, but the goal is to deliver one clearly defined, best final solution, with justification.

Scope of Work and Deliverables
1. Conceptual and Functional Design
o Layout and renovation of both units
o Clear zoning: sleeping, studying, storage
o Realistic and usable passageways and dimensions
o The larger space should allow flexible rental for a couple with a child during summer
2. Layout and Renders
o Floor plan with clearly marked dimensions
o High-quality rendered views of the space
o Minimum furniture dimensions must comply with:
EU standard bed sizes
Functional desks
Realistic wardrobes and storage spaces
3. 3D Animation and Interactive Presentation
o An interactive virtual walk-through must be created in Unreal Engine and delivered as a standalone Windows EXE application that runs without additional software
o The walk-through must allow free movement in walking mode, with realistic proportions, eye height, and no passing through walls or furniture
o Alongside the EXE version, the complete Unreal Engine source project must be delivered, including levels, models, materials, assets, and lighting setup, unlocked
o All usage rights for delivered files and the project transfer to the client upon full payment
o A rendered 3D animation of approximately 30 seconds must also be provided, suitable for presentation and promotion
o Lighting quality, proportions, and materials must correspond to the real space
