Conceptual Mixed-Use Subdivision Layout

I own a 29.66-acre tract and want to see how many ways it can be carved into a balanced mixed-use community before I spend money on full engineering. My must-have program is clear: apartments, single-family homes for sale, and single-family homes built-to-rent. I’d like two or three alternative site plans that show logical parcel boundaries, internal streets, utility corridors, storm-water set-asides, and any open-space buffers that make the yield realistic.

Please provide:
• Scaled, dimensioned conceptual site plans in PDF
• The original CAD/GIS or SketchUp files so an engineer can pick up where you leave off
• A short memo for each option summarising density assumptions, estimated door counts, parking ratios, and zoning setbacks used

If a creative configuration suggests a pocket park, a small retail pad, or future office nook, feel free to work it in—just keep the focus on the three housing types noted above. Fast turn-around and prior land-planning experience using AutoCAD Civil 3D, ArcGIS, or similar will stand out.
