Commercial SD Drawings

I have taken a 300 m² commercial concept through initial feasibility and am now ready for a tight schematic design package that I can circulate to cost estimators, code reviewers, engineers, and prospective investors. The brief is purposely focused on architectural SD-level detail: clear space planning, massing, and a modern envelope character.

Here’s exactly what I need:

• Floor plan – Fully dimensioned, showing walls, cores, major openings, clear heights, and overall grid so the team can verify areas and circulation.
• Key elevations – Dimensioned and annotated with preliminary modern material notes (think glass, steel, and other contemporary finishes) so façade studies and pricing can begin immediately.
• One 3-D view – A simple yet persuasive perspective that illustrates overall volume and a glimpse of interior flow; this will help the non-technical stakeholders visualize the intent.

The drawings should arrive in PDF for quick sharing and in the native authoring file (Revit, ArchiCAD, or similar) so my consultants can layer on their own information. Keep the sheet numbering and naming logical; I want to be able to drop your set straight into our combined issue folder without re-work.

Clarity and conciseness are key—I’m looking for a polished SD set, not over-detailed DD documents. If your workflow includes BIM tools and you’re comfortable integrating modern façade elements, we should be a great fit.
