Land Development Layout Masterplan

I own several NA plots as well as adjoining non-NA land and would like to turn the combined holding into a profitable residential enclave focused on single-family homes. Before I move ahead with any permissions or marketing, I need clear, professional guidance on three fronts:

• Highest-value concept: Study the existing survey numbers, access roads, and surrounding infrastructure, then recommend the most lucrative way to configure a low-density residential layout that also reserves space for parks and playgrounds.
• Conversion strategy: Where non-NA parcels limit development, outline the exact steps and authorities involved in securing conversion so I understand timelines, fees, and risks.
• Master layout plan: Produce an accurate site plan (to scale) showing plot dimensions, internal roads, green areas, basic utility corridors, and phase boundaries that I can share with architects and local authorities.

Send any previous township or plotted-development layouts you have designed, especially ones featuring single-family plots with community green zones. Clear CAD drawings or PDFs are preferred so I can gauge your detailing standards.

I will provide plot sizes, survey maps, and locality information once we start. My priority is a practical, investment-driven plan rather than extensive 3D visuals, so please focus proposals on your analytical approach, experience with Indian land-use regulations, and estimated turnaround time.
