42x12 Composite Deck Plans

MUST BE LICENSED IN MARYLAND.

I need permit-ready construction drawings for a 42' × 12' backyard deck. The frame will sit on 6×6 pressure-treated posts, carry 2×10 beams, and use 2×8 joists; please size all members and their connections to meet current IRC requirements. The walking surface itself will be finished in composite boards, so show any needed gapping or fastening details that differ from wood.

On the left side of the structure I am adding a secondary 8-ft beam that must safely carry the weight of a jacuzzi / hot tub. Indicate post spacing, footing dimensions, and hardware that make this zone compliant with the higher load.

A continuous railing is required: 125 linear feet of Trex Transcend with a drink rail, built with the standard vertical baluster kit. Work the railing and post sleeves into the drawings so the take-off is clear and the local inspector can verify the height, spacing, and attachment method in one glance.

Deliverables I will be looking for:
1. Scaled plan view, elevations, and at least one section through the hot-tub beam area.
2. Footing, framing, and connection schedule ready for submission.
3. Railing layout with part numbers or kit references.
4. Materials list and PDF set; the source CAD file for any future tweaks.
