Bungalow Roof & Extension Plans
Budget: £250 – £750 GBP
I’m re-working a small bungalow (overall width is under 10 m) with a full gable-to-gable roof replacement and a 4 m rear extension. My own CAD concept has hit structural limits—two engineered-truss suppliers have indicated the current pitch and dormers aren’t feasible.
Here’s what I need:
• Re-assess the roof geometry, calculate the steepest workable pitch for the span (suggest, and design a truss layout that will safely carry concrete tiles.
- Maximise upstairs roof space in width and height (hence the above point)
• Advise which / how many dormers can be retained or must change, keeping the external massing planning-friendly.
• Suggest a practical staircase positions/options to the new loft area, making sure head-height and fire-escape rules are met.
• Produce planning-ready and build-ready drawings with full structural calculations (PDF + editable DWG) that satisfy local building regulations, ready for submission to Building Control and truss manufacturers.
I’ll provide the existing CAD files and site photos the moment we start. Looking for someone who knows timber truss detailing inside out, can turn feedback quickly.
