Mood Book for Fast Food Takeaway Restaurant based in Germany

My Brother and I are looking to open a fast food restaurant. We're currently having meetings with landlords, but are failing to close due to the fact that we cannot visually show what exactly we would like to build.
In order to convince property owners to sign with us, we need a prospect / mood book, showing inspiration of places, tastes, feelings, textures, etc, and then a rendering /sketch of a hypothetical store.
Project is based in Germany / no need for on site presence.
